Design

 

Strategy

At the beginning of every project we develop a plan of action that records the design, budget and programme requirements of the project.

Design Drawings

Once we have an accurate survey of the property we prepare layout plans that show how the spaces will be organised. Through design reviews with the client these layouts are developed into a full set of design drawings that include plans, elevations, sections and 3d views.

Finishes and Fittings Schedule

Once the design drawings are completed we help the client select the finishes and fittings for the project while monitoring the overall budget.

Detail Drawings and Specification

A set of detail drawings, schedules and a specification are prepared from the design drawings and finishes and fittings schedule. This enables the project to be fully priced and agreed with the contractor before construction begins.

Approvals

 

Planning

Certain projects may require planning, listed building or conservation area consent if the proposals do not come under 'Permitted Development'. We prepare specific drawings for submission to the council and negotiate with the planning department.

Building Regulations

All design and construction work must comply with the standards set out in the Building Regulations. We submit drawings to the local authority for their approval and liase with the building officer during construction.

Partywall

Building work adjacent to another property may require a notice to be served under the Party Wall Act. Our specialist Party Wall Surveyor will advise in these situations.

Freehold

On leasehold properties any structural alterations or extensions may require freeholder approval. This is easily checked in the title deeds to the property.

Construction

 

Programme

We prepare a detailed programme for the work prior to starting on site and keep you up to date with progress on a weekly basis.

Budget

We prepare a detailed cost and payment schedule at the start of the construction phase and each month the payment schedule is adjusted as measured against progress and programme.

Variations

During the course of construction there are inevitably variations, either because something has been uncovered on site or the client has changed their mind about a particular item. Variation costs are calculated and agreed before any work is carried out to ensure that the client is always up to date with any adjustments to the budget and programme.

Completion

After completion we monitor the property during the defects liability period.
